Your summer books itself. The off season does not. A guide for Destin and Emerald Coast owners.
On this coast, summer takes care of itself. Families plan their beach week months ahead, and peak weeks in Destin, Miramar Beach, and along 30A fill year after year. The gap between an average year and a great year is not decided in July. It is decided between October and April.
That changes what a manager should be doing right now, in late summer, while most owners are still watching the peak calendar.
THE SHAPE OF THE FALL
The season does not taper. It steps down, then spikes once.
We pulled forward bookings for our three markets on July 27. By the last Saturday of August, Destin held 44 percent of the bookings it had for the first Saturday of the month. Miramar Beach held 36 percent. 30A held 39 percent. Then Labor Day Saturday out-booked the three Saturdays before it, in all three markets, at a higher asking rate. Those are bookings already on the books, not a forecast, but the shape tells you something: demand does not fade politely into fall. It drops, spikes one last time, and then the off season begins. A manager who treats September through April as one long slow season is leaving that spike, and everything after it, unmanaged.
THE OFF SEASON JOB
Every open night is a fight you have to win
In July, a well run property books because the market books. In November, a property books because somebody chose it over every other option on the page. That is when daily pricing matters most, when the photos do the selling, and when the review score you built all summer either carries you or does not. The work shifts from managing volume to winning individual nights, and it is quieter, slower work that a listing on autopilot simply does not do.
THE AUGUST DEADLINE
Fall guests are shopping now
In the same July pull, guests were booking about 64 days ahead in Destin, 73 in Miramar Beach, and 82 on 30A. Run that forward: a family booking an October beach trip is searching in August. Whatever your listing looks like today is what they are judging. If you are going to update photos, adjust the minimum stay, or fix the description, the deadline is not October. If it is not in your listing now, it does not exist for the guest shopping now.
THE BOTTOM LINE
Judge a manager by winter
Anyone can post a strong July. If you want to know what a management company is actually worth, ask what they do differently from October to April. How often does the rate change in the off season? When were the photos last updated? What happened to the minimum stay after Labor Day? The answers to those questions are the difference between an average year and a great one.
