Of all the settings on a listing, the minimum night requirement gets the least attention. It is chosen once, usually on the day the listing goes live, and forgotten. That is a mistake, because the right answer changes with the season, and a setting that protects you in July quietly costs you all winter.

WHAT THE SETTING TRADES

Fewer turnovers against more shoppers

 

Every stay carries the same fixed work regardless of length: a turnover, a clean, a check-in, a review event. Longer minimums mean fewer of those per dollar earned, fewer chances for something to go wrong, and calmer operations. Shorter minimums mean more guests can see your dates, and more possible ways to fill the calendar. Neither is right. The balance point moves, and that is the whole game.

 

PEAK SEASON

Protect the week

 

In peak weeks, demand on this coast is deep enough to hold a longer minimum, and the math argues for it. A two night booking that lands in the middle of a peak week can cost you the rest of that week, because the remaining fragments are hard to sell. If the answer is the day the listing launched, the setting is not being managed. It is being remembered.
