When we measured amenity premiums across Destin, Miramar Beach, and 30A on 4 bedroom entire place homes, using AirDNA data for our three markets only, pet friendly came in at about +3 percent. Next to a Gulf view at +20, that looks like a footnote.
It is worth more attention than that, for reasons the number alone does not show.
WHY THREE PERCENT IS INTERESTING
It is small, consistent, and free
Most amenity effects here flip depending on where you are. Beach access is positive on 30A and negative in Destin. Pet friendly held in all three markets, and unlike nearly everything else on the list, it costs nothing to switch on. Every other premium is something you either already own or would have to buy. This one is a checkbox.
THE COMPETITIVE ANGLE
Most of the competition has it turned off
Much of the market keeps pets switched off, which does something useful for the owners who do not: a family traveling with a dog filters the listings, and most of the page disappears. Amenities everyone has, like a pool here, are the price of admission. An amenity most owners decline is one of the few ways an ordinary property gets a shorter shortlist to compete on.
DOING IT RIGHT
Free to switch on is not free to run
The premium belongs to owners who run it deliberately. That means house rules that are specific and enforced, a pet fee that reflects the extra cleaning, furniture and rugs chosen with it in mind, and a cleaning standard that means the next guest, who may have allergies, cannot tell an animal was ever there. An owner who flips the switch without the operation behind it is collecting three percent and risking the review score that is worth far more.
THE BOTTOM LINE
Check your rules first, then decide
Some properties should skip it: condos whose associations prohibit pets, homes the owner’s family uses heavily, anyone unwilling to hold the line on rules. For everyone else it is a rare thing in this business, a free, measurable edge. Just make the decision on purpose, the same way you would any other amenity, instead of leaving the box wherever it was the day the listing launched.
