The last Saturday of August and the Saturday after it are two very different nights.

When I pulled forward booking data on July 29, 2026, I looked at Saturday August 29 and Saturday September 5 across nine different property types in Destin and Miramar Beach. Labor Day Saturday was ahead on both measures in every one of them.

 

WHAT THE PULL SHOWED

More bookings and a higher rate

Across those nine buckets, Labor Day Saturday held between 30 and 89 percent more bookings than the Saturday before it, and the average rate on that night ran 4 to 15 percent higher.

 

The biggest swing was Miramar Beach four bedroom homes with a pool. Sixty three booked for August 29, one hundred nineteen booked for September 5. The rate moved from $612 to $644 at the same time.

 

Both nights were read from the same pull on the same day, so the only thing different between them is the date on the calendar. That is what makes the comparison worth anything.

 

WHY IT MATTERS

The soft week is not the whole picture

Late August looks discouraging on a calendar. If you stop reading there, the natural reaction is to cut your rate across the whole stretch, including the weekend that was already performing.

 

The two nights sit eight days apart and they are not the same product. One is the week schools are back and families are done traveling. The other is a three day holiday weekend.

 

The same trap shows up around every holiday. A quiet stretch next to a strong date pulls the average down, and the average is what most owners end up pricing against.

 

HOW I PRICE IT

Separate the holiday from the week around it

Labor Day gets treated as its own event with its own rate and its own minimum stay, the same way I treat the Fourth of July or a spring break week.

 

The soft week before it gets a different plan. Shorter minimums, a rate that reflects what that week actually is, and no assumption that the holiday needs the same treatment.

 

Both of those decisions come from reading the calendar by night rather than by month.

It is still enough to say the obvious thing out loud. Do not price a holiday weekend off the week that came before it.
