The last week of August is not one problem. It is a different problem depending on how big your house is.
Miramar Beach short term rental management gets talked about like every property is having the same year. Late August is where that falls apart.
When I pulled the forward booking data on July 29, 2026, the last Saturday of August looked soft everywhere. Then I broke it out by bedroom count, and the picture changed completely.
THE GRADIENT
Bigger homes barely felt it
For Miramar Beach homes with a pool, here is the share of Saturday August 1 bookings that were also on the books for Saturday August 29. Two bedroom homes held 27 percent. Three bedroom, 33. Four bedroom, 34. Five bedroom, 50. Six bedroom, 63. Seven bedroom, 80. Eight bedroom, 91.
Every step up in size held better than the size below it. In raw counts, two bedroom homes went from 93 booked to 25. Eight bedroom homes went from 32 to 29.
CONDOS DID NOT DO THIS
Size did not save a condo
Miramar Beach condos sat between 30 and 36 percent regardless of bedroom count. One bedroom, two, three, four, all in the same narrow band.
So the late August drop is not a market problem. It is a small property problem in homes, and a flat problem across condos. Those need two different answers, and a blended market number hides both of them.
That gap matters when somebody quotes you a market occupancy number. Two homes on the same street can be having completely different Augusts, and the only thing separating them is how many people they sleep.
WHAT IT MEANS FOR YOUR CALENDAR
Your size decides your late summer strategy
If you own a large home in Miramar Beach, late August is mostly taking care of itself. Big groups plan early and they travel when school schedules let them, and that is not the week to start cutting your rate out of nerves.
If you own a two or three bedroom, late August is the stretch you have to actively work. That is where minimum night settings, a shorter stay option, and a real look at your rate earn their keep.
The window was still open when I pulled this. Average booking lead time in Miramar Beach was 73 days, and the last Saturday of August was about 31 days out. Those are bookings on the books that day, not a finished month.
This is the part of Miramar Beach short term rental management that only shows up when somebody reads your size separately. A blended August figure would tell a two bedroom owner and an eight bedroom owner the same thing, and it would be wrong for both of them.
THE BOTTOM LINE
Ask what your size did, not what the market did
A market average told me late August was soft. One bedroom count at a time told me who it was actually soft for.
If somebody is managing your property and quoting you a market number, the follow up question is simple. What did my size do?
