Walk the exterior while the weather is nice. Salt gets into door hardware, locks, hinges, light fixtures, and outdoor furniture. Rinse it, treat it, and replace what is already going.
This is also the right time to read a full season of reviews in one sitting. Guests will have already told you what is wrong with the house. The same complaint showing up three times in July is a maintenance item, not an opinion.
JANUARY AND FEBRUARY
The deep work window

Paint, flooring, grout and caulk in the bathrooms, pressure washing, pool equipment, screens, and any project that needs a contractor on site for a few days.
It is also the easiest time of year to get a good contractor here, because everyone else is waiting until spring and by then both the calendar and the contractor are booked.
Two items get missed almost every winter. Sliding door tracks, which take a beating from sand and stop closing right, and the water heater, which nobody thinks about until it fails during a full house.
MARCH
Get ready before spring break
Spring break is the first real test of the year. Everything on the list should be finished, not started. Deep clean, restock the consumables, test the locks and the wifi, and run the pool heater before a guest is the one who finds out it is not working.
If the house got new paint or new furniture over the winter, this is when new photos go up. New work that guests cannot see in the listing does not earn anything.

The quiet season is not the off season
The property either gets attention in the winter or it gives you a bad review in the summer. Nothing on this list is expensive on its own. It gets expensive when it waits until the house is full and the fix has to happen the same day.
The calendar is already telling you when the work fits. The only decision is whether you use those months or lose them.
