Owners ask me which one performs better, a condo or a house. In Miramar Beach vacation rental property management the honest answer is that it depends on the size, and a blended number will point you the wrong way.
Here is August 2026 from AirDNA. These are revenue per listing for the month, entire place, with a pool, and each bedroom count is read on its own.
DESTIN
Condos held their own at the larger sizes
At three bedrooms, a Destin house brought in $7,600 for the month and a condo brought in $7,800. At four bedrooms, the house was $10,000 and the condo was $11,400.
Destin has deep condo inventory, and the four bedroom condo is a real product there. In a market with that much supply, the building and the location are doing more work than the property type is.
Worth remembering what those numbers are not. Revenue is not profit. A condo carries an association fee and an assessment risk that a house does not, and a house carries a roof, a yard, and a pool that the association would otherwise handle.
MIRAMAR BEACH
Homes led at four bedrooms
At three bedrooms, Miramar Beach ran close: $5,600 for a house and $5,400 for a condo. At four bedrooms the gap opened up, with houses at $8,400 and condos at $7,200. That gap is the number Miramar Beach vacation rental property management gets built around.
The four bedroom house is where Miramar Beach separates from its condo stock. Same month, same filters, and a $1,200 difference in August alone.
Group size is most of the reason. A four bedroom house with a pool sells to a family reunion in a way a four bedroom condo in the same market does not.
THE DIRECTION
Condos leaned down year over year
Every two, three, and four bedroom condo segment in Destin and Miramar Beach came in below August 2025, in a range from 2.3 percent to 12.6 percent.
Homes were mixed rather than down. Miramar Beach gained at three, four, and five bedrooms, up 1.6, 7.2, and 10.4 percent. Destin fell at three and five bedrooms, down 2.6 and 10.6 percent, and gained 2.3 percent at four.
That is the part a blended market number hides. Read as one line, August looks flat. Read one bedroom count at a time, a Miramar Beach five bedroom home and a Destin five bedroom home moved in opposite directions by twenty points.
THE BOTTOM LINE
Ask about your size, in your market
There is no single answer to condo or house here. There is an answer for a four bedroom in Miramar Beach and a different one for a four bedroom in Destin, and those are the two numbers that apply to you.
If you are shopping, pull the figure for the exact size and market you are considering, then take out association dues and the real cost of ownership before you compare anything. One month of revenue is a starting point, not a decision.
